Barnet & Whetstone Property Market Update – June 2025

The local property market in Barnet and Whetstone has been buzzing with activity this spring, and recent data from Rightmove confirms what we have experienced first-hand, May 2025 was the busiest month for sales agreed since March 2022, and the busiest May since 2021.
Traditionally, May is a high point in the calendar for the property market, falling right in the middle of the spring selling season when homes and gardens show at their best. This year, the trend continued strongly. Buyers and sellers alike have been highly active, with many eager to move before the summer holidays, creating a pace and confidence we haven’t seen since before the pandemic.
A Market in Transition
Earlier in the spring, the market was fuelled by buyers looking to complete transactions ahead of the stamp duty changes at the end of March. This led to a surge in activity, particularly in sought-after parts of Barnet and Whetstone.
By mid-May, Rightmove’s monthly House Price Index reflected a market starting to stabilise, following this intense period of buying and selling. While buyer demand did ease slightly in April, down 4%, annual price growth for May was steadier than in the recent boom years, suggesting the market is moving towards a more balanced and sustainable footing.
As May progressed, confidence returned in force. Rightmove recorded the highest number of agreed sales in any single month since March 2022, making May 2025 the busiest May for sales agreed in four years. This remarkable momentum indicates that home movers in North London remain undeterred by recent stamp duty changes and are as committed as ever to progressing their plans.
June Brings a Subtle Shift as Asking Prices Dip
At the time of writing (third week of June), we’re seeing the market develop further. Rightmove’s just-released June House Price Index reveals that average asking prices have dipped by 0.3% over the last month. This is a significant shift, as over the past decade, asking prices have typically risen by around 0.4% at this point in the year.
The fall is a clear sign that with so much more choice on the market, sellers are now having to price their homes more competitively than at any time in the last ten years.
Locally, this is playing out with homeowners increasingly receptive to advice on the importance of setting a realistic asking price to attract early interest and secure viewings. With changes to stamp duty thresholds, especially affecting higher-priced properties, sellers in our area are more focused on meeting buyers’ expectations from the outset.

With the number of homes for sale at its highest level in a decade, sellers need to work harder to stand out. The key is to price your home accurately for the local market right from the start, this is often what separates a quick sale from a long wait.
