🏡 Barnet & Whetstone Property Market – July 2025

One of the key drivers of buyer interest in today’s market is realistic and competitive pricing. Rightmove reports that average asking prices for new listings have risen by just 0.1% compared to last year—proof that sellers are adjusting to market conditions.
Combined with lower mortgage rates and wage growth outpacing inflation, affordability is improving. This means more buyers are ready to move when they see a fairly priced property.
🏠 More Homes Available, More Competition Among Sellers
According to Rightmove, the number of homes for sale is at its highest level in a decade, and average asking prices fell 1.2% this month. This surge in supply is creating more competition and encouraging sellers to be realistic with pricing.
The results?
📈 6% increase in buyer enquiries
📈 5% increase in agreed sales
📰 Ignore the Headlines – Focus on Pricing Strategy
Some media outlets have sensationalised the drop in asking prices, but it’s important to remember that asking prices are often just starting points—not true market indicators.
The real takeaway? Homes priced correctly are selling faster.
As Rightmove’s property expert Colleen Babcock puts it:
“The strong level of agreed property sales shows that motivated buyers are there—and they’re ready to commit when prices are right.”
🏦 Lower Mortgage Rates Boost Buyer Confidence
Rightmove’s mortgage tracker shows that the average two-year fixed mortgage rate now stands at 4.53%, down from 5.34% a year ago. That’s a monthly saving of around £150 for typical buyers—significantly increasing affordability and market confidence.
Market forecasts suggest we may see two more Bank Rate cuts this year, potentially adding more fuel to buyer activity.
